Shadeports for Body Corporates & Sectional Title

Body corporates have specific requirements that residential shadeports don’t: consistent aesthetics across all bays, compliance with sectional title rules, resident parking allocation, and long-term durability for communal structures. We work directly with managing agents and body corporate trustees to deliver projects that meet these needs.

Common body corporate projects include replacing deteriorated shade net across existing structures, adding new covered bays as complexes expand, upgrading from shade net to solid roofing for hail protection, and standardising mismatched shadeport styles across a development.

Commercial Shadeport Options

Shade net structures. The most cost-effective option for large-scale covered parking. High-density polyethylene knitted shade net in 80%, 90%, or 95% UV block ratings. Available in charcoal, green, beige, and white. Galvanised steel frame with powder-coated finish options.

Chromadek solid roofing. Full weather protection — rain, hail, and UV. IBR or corrugated profile sheeting on galvanised steel frames. Higher initial cost but zero net replacement over the structure’s lifetime. Ideal for hail-prone areas and premium developments.

Cantilever designs. No centre columns — clean, open parking bays without obstructed door opening. More expensive than standard post-and-beam but preferred by body corporates for aesthetic reasons and to maximise bay width.

Shade sails. Tensioned fabric structures for irregular spaces, pool areas, and architectural features. HDPE or PVC fabric in a range of colours. UV protection up to 95%.

There’s no practical limit. We’ve built single-bay residential carports through to 20+ bay commercial structures. Larger projects are phased to manage construction access and minimise disruption to residents or tenants.

It depends on the structure size and your municipality’s requirements. We advise on compliance for each project and can provide structural drawings where required. Body corporate rules may also specify approval processes that we’ll work within.

Shade net is more cost-effective and suits most UV-protection needs. Solid Chromadek roofing is better for hail protection and full weather cover — rain and all. For body corporates, the choice often comes down to budget and whether the complex is in a hail-prone area. We’ll recommend the right option during the site visit.

Typical lead time is 2–4 weeks from site visit to completed installation, depending on bay count and complexity. Larger multi-bay projects with foundations can take 4–6 weeks. We schedule around tenant access requirements and stagger construction to keep disruption manageable.
